The NAHB’s Economics and Housing Policy surveyed over 3,000 builders, designers, architects, manufacturers, and housing marketing specialists to forecast the characteristics of the average single-family detached home in 2015.

How to Start Your Home Design


Thinking of building a new home?  Here are some tips for getting your ideas together for your home design. 
  • Find and purchase your land
  • Start documenting your ideas to present to Bonin Architects

Why is it important to purchase your land before you start getting too far in the process of the home design?  The land will undoubtedly have an impact on the design of the home:  its footprint, number of stories, whether or not you can have a walkout basement, orientation, etc.  Once you have your land, Bonin Architects will visit the property with you to help site the home within the town Planning Board regulations and the Comprehensive Shoreland Protection Act guidelines.

Then it’s time to start gathering your ideas for your new home.  General requirements such as the use of the home (primary residence, vacation, or retirement home), the number of bedrooms and bathrooms, the location of your Master Bedroom, the use of outdoor space, and having an eat-in kitchen or separate dining room are some things to start thinking about. 

Bonin Architects will work with you during the Schematic Design Phase of the home design to develop the size, footprint and layout of the home.  In this phase you will also address any specialty features, rooms, and other priorities you have for the home, including a home theater, office and/or media room, craft room, sun room, porches, decks and basement use.  Use your current home as a comparison for what you like and what you do not like about each room, space, and its use.

Design Your Home Before You Find Property?

Once you decide to build a home, it’s hard not to think about it.  There are many design elements to consider, and your architect will guide you through the decision-making process.  Some of these you can decide on before you find the perfect piece of property; however, there are some decisions that will be influenced by the characteristics of your land.


Design elements to think about before you find property:
  • Specialty rooms for hobbies or activities;
  • The number of bedrooms and bathrooms you will need;
  • Storage space requirements;
  • Design details such as a gas fireplace vs. wood;
  • The theme of your interior design (colors, light, textures)

Wait until you find your land to determine these design fundamentals:
  • The home’s size and number of stories:  site or local restrictions may limit the size, height, or even the placement of the home on your property;
  • Type of foundation:  the type of foundation system you choose may be dependent upon local or state codes, the lot size, slope, and soil type;
  • Walkout basement:  a sloping lot can allow for a walk-out basement, providing more usable square footage for recreation areas or additional guest bedrooms.

If you’re excited to get started on planning your home design, we suggest you create a binder of clippings and samples you are collecting.  Include design elements and details you do not like: sometimes these are more valuable to your architect than features that you do like.

Georgian House | Colonial Revival

Our newest home design is for clients building a Colonial Revival in the Lake Sunapee area. This home style is also called a Georgian House, and is one of America’s favorite architectural styles.


This 4200 square foot, two story home has traditional form and simple, elegant lines indicative of colonial architecture. The home design is symmetrical and has a centrally located entry door and curved stairway. Windows are proportioned and balanced, and two fireplaces are located on each gable end of the home, also true to colonial home design.

The floor plan features an abundance of open and defined living space for hosting dinner parties and accommodating private conversations or visiting grandchildren watching television. The large, top-of-the-line kitchen is open to the dining and living areas, while a sunroom captures property views and adds to entertaining space.



The home also features an elevator to accommodate any future accessibility issues to the second floor master suite and guest bedrooms.



A guest house and barn were built last year on the property, allowing our clients to living in the carriage house while the main home is being built this spring.

Architectural Drafting Services: Custom Home Design


One of our most recent clients were not interested in building a timber frame home, but were drawn to the openness and creativity timber houses afford. At the same time, they did not require full architectural services, only limited drafting services, but wanted to work with an architect to pull their design ideas together and make them work with their land’s difficult terrain and elevation issues. We were happy to assist them by providing drafting services for their new custom home.

The result is an attractive, welcoming river front home with water views that meets their family needs – four bedrooms, plenty of storage, and space to entertain guests in both formal and informal social gatherings.

The full basement has 1832 square feet of living space as well as a two-car garage. Entry to the house from the garage is accessed through a mudroom that has two large benches and a generous closet for coats. A kitchenette with counter seating is a welcome addition to the open family room. The basement opens to extensive outdoor patios, which creates the perfect space for casual entertaining and to enjoy the surrounding property.



The first floor, meanwhile, features an open kitchen / living area with plenty of windows to capture water views of the river. A formal pantry provides additional storage space and provides access to the formal dining area that seats eight comfortably. The Master Bedroom suite is spacious and features French doors leading to a screened porch overlooking the Mississippi River.



Our clients are very happy with their home and in working with an architect, stating, “Bonin Architects did a wonderful job in working with the best of our ideas and where input was required they were happy to do so. They assisted us with some difficult terrain and elevation issues and we are now able to go forward with the construction of the home confident that the home is filled with our ideas and Bonin Architects’ expertise. Custom Home Design Update

The home design process is continuing for our clients in southern NH.

One of our clients’ priorities is having enough space to entertain about 20 people four times a year. To add more living / entertaining space in the floor plan, the dining table was reduced in size and moved to replace the informal banquette. While the table is still large enough to seat extended family for holiday meals, the enlarged open living area is better suited toward hosting cocktail parties.


The dormer bays in the living and dining areas were changed to soften the interior lines. The kitchen was reconfigured slightly to take advantage of the added space and to streamline traffic flow.

Interior design ideas these days are dime a 12. If you watch a television show that is dedicated to interior designing for one hour, once you come out, you would have enough knowledge that you can design for complete home. The main drawback of a television show when compared to applying these ideas in life is these are tough to document. If you don�t sit next or in front of the TV and scribble down madly onto paper piece, it is really difficult to remember all the ideas that you get watching the show. The key for a successful interior designing is planning.

Replicating or trying to copy an idea or design from a TV show for your home could include additional planning or steps which might not be shown in an hour or a thirty � minutes of a show. This being the reason it is necessary for one to go through the entire dry run of the design or idea before we actually execute it. There is a fair chance for figuring out and taking corrective measures to make sure a hassle free application.

The only resource for ideas and information for interior designs is not Television. Books always remain as a better help for designers of any experience and background. The information we get in the books is more or less explanative and thought-out material when compared to a TV show. As book demand more basic information and material than a Television show can have in a limited segment of time. Not only this, books are written by two or three authors together for such subjects and are also edited before it is released to the readers in any form. So, the information would be edited and re-written by two to three parties. Exceptions for the rules are always there but, this would be the normal scenario.

If you feel reading a book is time consuming for tedious task, then you can always choose to read a magazine article as another source of information for interior design. You always have the benefit of pictures or visual representations of the designs and its concepts in a magazine that you can look into or hold on for a particular period of time. Professional interior designers collect all these articles in big numbers along with the visuals and keep them in a format that can be accessible to everyone easily. This is a perfect source for getting specific information, feel or look that is difficult to describe in actual terms of industry for a client. Terminology used in these articles are self-explanatory although people who don�t have much expose to this jargons might find it difficult to understand few phrases or concepts that are used to define the interior design areas. Most of us are aware of the words �modern� and �traditional� design but, the magazines would not find it difficult to say �Americana� or �Minimalist� for these terms. You need not think its incomplete just because you are not aware of these phrases, you have to understand that the process of learning takes time and hence is exactly termed as a process.

If you have enough creative ideas with you, go through different magazines and have an unique and distinct style design for your work that are within the ideas and guidelines for interior designing. If you feel you are not much comfortable with your style and find it easy in the traditional design segment, then collate all the ideas pertaining to this category and stick to the ideas or guidelines provided in the information you have collected.

Taking a little of information from these various sources and compile them into a creative collection of ideas that can help you access this information any time in future to compare with your own vision and ides would be a best way to understand information.
